Planning Your Dream Home In this section, we discuss the various stages we take . . . from the site visit to our after-sales service. The Construction Process We use images to demonstrate how we actually go about building your dream home. PLANING YOUR DREAM HOME Site Visit Before we can begin planning your home, we first visit the site together so we can study the possibilities of positioning your home. In planning, we consider the various aspects of space, light and ventilation. If a lot is not yet available, we may find a lot for you at a location of your choice. Or better yet, you may choose from any of our ready-for-occupancy homes. Planning Meeting After we visit the site of your dream home, we will sit down together at our office and start with sketches of the possible layout of your home. This process usually takes a few hours and it is best that all the family members are present. The items to be discussed are the following: total floor area, number of rooms, number of bathrooms, size of kitchen, number of cars in the garage, maid's quarters, attic, pool or any other special requirement. After the final scheme and sketch is completed, we may now proceed with finalizing the detailed plans of your home. A down payment will be required at this time. This amount would cover the cost of planning and blueprints. However, should you decide to let us construct your dream home, this amount is fully deductible to the construction contract. Presentation of Draft Scheme Two weeks after the planning stage, we are now ready to present to you the detailed plans of your home. Revisions are made on the details of your home. After discussing the revisions, the final plans are made and the final construction cost is established. Construction Contract We then agree on the total project cost and we review the detailed specifications of your house. Application of All Permits We then submit to the Municipality / Panjayath for the approval of the building permit.. Construction Of Your Home We then start the construction of your dream home. For a 300 sq. meter, two story house, construction time takes about 18 months. The construction of your home is divided into the following milestones: land clearing, staking, foundation works, second floor slab pouring, roof beams, roof trusses, roofing, installation of windows and door jambs, ceiling works and interior plastering, exterior plastering, cabinet installation, tile works, painting, gate and fence, installation of wallpaper, and landscaping.
